Programming

The initial phase of a building project is commonly known as the pre-design phase or the programming phase. During this stage, the architect collaborates with the client to determine the project's objectives and any relevant zoning and land-use regulations. This phase forms the basis for the entire design and construction process. 

Schematic Design

The schematic design phase is when the architectural team creates a blueprint for the building, incorporating the client's requirements into sketches, 3D renderings, and preliminary site plans. Building systems like HVAC and plumbing are also included in the designs. 

Design Development

In this stage, architects and design professionals focus on refining and enhancing the design concept established in the prior step. The design development phase transforms the project from a conceptual idea into a more detailed and comprehensive plan ready for execution and construction. 

Construction Documents

In the construction documents phase, the architect creates two sets of detailed drawings: the construction set for the construction process and the permit set for local permitting authorities. In a design-build project, the construction contractor gets involved at this point. 

Building Permit Application

During the building permit phase, the architect is required to submit drawings and a permit application. These drawings are reviewed by the City or County officials to ensure that they comply with building codes, zoning laws, and structural integrity. Although the permitting process may take some time, it is crucial to prevent dangerous construction errors and to protect architects, builders, and property owners. 

Bidding and Negotiation

The bidding and negotiation phase is optional. For design-build projects, there's no need to solicit bids from contractors. Otherwise, the client and architect interview and request bids from potential contractors. Contractors review drawing sets and discuss materials and schedules with the client and architect. 

Construction Administration

 During the phase of construction administration, architects shift their focus from the creative design process to the management of the project. They regularly visit the site to ensure that the project is being executed according to the plans, while the contractor and crew assume control over the project.
